Community Housing Services, Inc. began with a one-person staff and an annual budget of $34,000. The staff has grown to 11 individuals, and the budget has grown to approximately one million dollars and net assets of $2 million.

In addition to the usual grant application procedures, some of CHS’s fundraising efforts include contracting services to other agencies, sponsoring annual concerts, auctions, etc. The agency spends less than 10% of its annual budget for fundraising purposes. The agency receives its funding from local, state and federal governments, foundations, United Way organizations, corporations and other businesses, churches, civic organizations, other groups and individuals.

CHS is most attentive to its financial records. The executive director and financial coordinator have developed strong internal control and monitoring of financial transactions. The agency is audited on an annual basis by Certified Public Accountants, and the IRS Form 990 and other finance related documentation are filed on a timely basis with the appropriate authorities. The agency is also very careful to remain in compliance with all state requirements for charities, maintain accurate financial statements and adhere to acceptable accounting standards.
